When you’re getting ready to sell your home, you want it to look perfect for all potential buyers. The goal is to sell it, and sell it fast! In addition to making sure any blemishes are addressed and repairs are made, you want to stage your home in a way that will help potential buyers imagine themselves living there. According to the National Association of Realtors2019 Profile of Home Staging, 83% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home and 25% of buyer’s agents said that staging a home increased the dollar value offered between one and five percent, compared to other similar homes on the market that were not staged. In other words, if you’re hoping to sell your home quickly and are hoping to receive your asking price – stage your house!

While the thought of staging your home to impress potential buyers may be overwhelming, these five tips will help alleviate any stresses you may have. 

Stage the Right Rooms

According to the NARs report, the median dollar value spent on home staging was $400. This is cheaper than lowering your asking price! Don’t spend time, or money, staging rooms that hold less importance to buyers. The most common rooms that should be staged are living rooms, dining rooms, kitchens, and master bedrooms; don’t stress over bathrooms or guest bedrooms!

Keep It Clean

This should be standard. You want every inch from the floor to ceiling corners and anywhere in between to be spotless. Dust, cobwebs, and grime won’t sell your house. As you organize and clean, get rid of clutter as well. Clutter takes up space, and space sells. Make your home look bigger by putting away, packing, or donating miscellaneous items such as clothing or décor (keep some, but make sure they’re subtle). Don’t Forget Curb Appeal

It’s not just the inside that matters! If you have an outdoor space or yard, make sure it’s been weeded, watered, and well-loved. Plant flowers in bloom, make sure any necessary exterior painting is done, and your home will stop traffic in no time. First impressions are everything, right?

De-Personalize the Space

Potential buyers are trying to picture themselves living in your current home, not you! Put away or pack any framed photos, clear counters of personal items, and any large, loud artwork. A potential home devoid of personal items suggests to the buyer that the home belongs to them, thus, making it easier to see themselves living in it.

Lighten It Up

Dark rooms are not inviting, and no potential buyer wants a home they don’t feel invited into. Open blinds on all windows and turn on all lights for showings. This will not only make your home more welcoming but more light will make rooms seem bigger.

Staging a home to sell offers many benefits. It’s easier for potential buyers to visualize the property as their future home and how they could someday personalize it to make it their own. Buyers are more interested in scheduling a viewing of a home if they see properly staged photos online.
